5 “Hawk-eye” Tips to sell your Mount Dora home faster and for more money.
Thinking about selling a home in Mount Dora? Searching for some good Real Estate tips on all things about home selling? Nothing will bring greater joy to homeowners than being able to sell your home in Mount Dora fast and for the most money. Where do you begin? Let’s dig in and uncover some golden advice.
Price it Right Immediately Out of the Gate
Tip #1
When I say “right”, this means the fair market value of your home; this is the “right” price. How do we get the price right and why does it matter to you when you want to sell your home fast and for more money? It is the single most important factor when you want to sell fast and for top dollar.
So what criteria do we use to come up with the right number? It’s a blend of science and art;
- The Proximity and Timeline. We will start by looking at homes most like your home that have sold recently. A 3 month window is ideal, though we will look back 6 months if data is sparse. We will typically focus on an area that is 1 to 1.5-mile radius around your property.
- Apples to Apples. If you have a 2 bedroom home, we’ll look at 2 bedroom homes, if you have a 3 bedroom home we’ll look at 3 bedroom homes and so on. Let’s say that your home is a 2 bedroom home and we can’t locate any 2 bedroom homes that have recently sold, we could use a 3 bedroom home as a comparable making a professional financial adjustment for the extra bedroom.
- Condition and Upgrades. If your home is in pristine condition or shows premium upgrades, favorable adjustments will be made to reflect the superior value. Conversely, if your home is lacking in an upgrade a downgraded adjustment would possibly be made to reflect the correct value.
Having been selling homes since 2005, I’ve mastered the art of setting a strategic price.
The Consequences of Overpricing
When a home languishes on the market for months, it’s a clear signal to buyers that it’s overpriced. Buyers will simply find a similar, correctly priced home instead. Essentially, a high price tag on your property just helps sell your neighbor’s home.
Furthermore, you risk missing the target audience entirely. If a buyer caps their search filter at $450,000, and your home is inaccurately priced at $475,000, your listing won’t even show up on their screen. Your neighbors’ homes that are $25,000 less are being seen by prospective home Buyers as a good deal – they’re thinking they’re saving $25,000 to get a similar home like yours. Had it been priced correctly, you’d be getting a phone call for a showing.
Leave No Maintenance Items Unchecked
TIP #2
Taking care of those little things that you’ve been meaning to take care of for a while has everything to do with how much money you’ll take home at closing from the sale of your home.
Unaddressed maintenance hurts you in two ways:
First, when prospective home buyers notice minor neglected items, it waves a red flag. It whispers to them that you might not have taken care of the home’s major systems over the years, making them nervous about hidden issues. And, that most definitely concerns a Buyer, as they don’t want to move into your home and have a number of issues start raining down on them from your lack of maintenance.
Secondly, buyers who spot repairs will almost always ask for a credit at closing to take care of those items themselves after closing. These requests for credit will almost always be heavily padded – compared to the much lower cost it would have been for you to simply take care of it before listing your home for sale in Mount Dora.
Clean and Then Clean Some More
TIP #3
A sparkling, clean home is what gets a home Buyer’s attention. If you aren’t used to keeping your home in pristine condition 24/7, think of it as a short-term sprint. It won’t be forever – just the short period you’re home is active for sale. Once you’ve decided to list your Mount Dora home for sale, you need to turn over a new leaf and become Mr and/or Ms. Clean. A spotless home consistently fetches a premium price compared to a cluttered one. Deep cleaning literally adds dollars to your bottom line; music to your ears. (And, if the deep-cleaning process seems overwhelming – as part of my concierge service, we can easily bring in professionals to handle the heavy lifting for you.)
Match Your Home’s Curb Appeal to the Interior
TIP #4
First impressions happen at the curbside. You want to grab a buyer’s attention the second they pull up to your home.
- Keep the yard freshly manicured and edged.
- Trim your bushes and deadhead the flower beds.
- Hide the trash cans, hoses and any outdoor clutter.
Making it all blossom on the outside grabs a home buyer’s attention – they can’t wait to see the inside. They can only imagine that the inside will match with a pristine lifestyle indoors.
Make Showing Appointments Easy
TIP #5
I understand that showing your home and having strangers walk through your home at the most inconvenient times is stressful. However, keep in mind that once you have your home under contract, the showings can stop and your life will not have all the ongoing interruptions that you have dreaded so much during all of the showings. You only need one Buyer to get to the finish line and the showings then stop. By making it easy for the local Real Estate Agents and their clients to view your home you drastically speed up the sale process timeline – meaning you get to relax a bit, stop cleaning and start packing.
