What does it all mean to you? What are the Coral Springs FL Real Estate trends? Where is our local Real Estate Market headed?

 

Homes for sale in Coral Springs during January 2015 slowed showing a decrease in number of homes sold by roughly 37% as is evident with a Balanced Market being reached in Coral Springs, as I predicted in last month’s report. A Balanced Market is between a Seller’s Market and a Buyer’s Market.

 

The supply of homes describes Absorption rates; how many homes are available for sale to meet the demand of Buyers. It illustrates how many months it would take to sell current inventory of homes for sale, which as of this edition, 404 homes are for sale in Coral Springs.  The current Absorption rate reflective of January home sales in Coral Springs is 5.61%. Coral Springs inventory of homes has increased where we’re not seeing such a high demand from Buyers in search of homes to buy as they’re not beating down the doors of home Sellers that was more evident over this past year.

 

Absorption rates will determine whether we’re in a Seller’s, Buyer’s or Balanced/Stable market**.  Typically, less than 6 months of inventory is a Seller’s Market. 5 to 6 months of inventory is a Balanced/Stable market and over 6 months supply of homes reflects a Buyer’s market. The absorption rate I report here is for all of Coral Springs, however, keep in mind that absorption rates can vary by neighborhood and will vary by city.  When selling a home, it’s important to know your neighborhood absorption rate.

Distressed Property Sales *** (includes Short Sales and REO/Lender/Bank owned) during January had increased to just under 28%, but keep in mind we had a decrease in overall home sales during January, so it reflects a decline in distressed properties sold:

Homes were selling in the neighborhood of Coral Springs University, Coral Springs Village, Cypress Glen, Forest Hills, Maplewood, North Springs, Pine Ridge, Shadow wood, and Wyndham Lakes.
