Homes for sale in Coral Springs during April 2015 sell at a steady impressive pace as we continue into a solid Seller’s Market heading into the end of the second quarter of 2015. Homes prices shows the price per square foot to be up from a year ago April. Yet with an increase in distressed properties, we’ll watch how that affects home sale prices. Are banks increasing their pressure to move up foreclosures?

The supply of homes describes Absorption rates; how many homes are available for sale to meet the demand of Buyers. It illustrates how many months it would take to sell the current inventory of homes for sale.  The current Absorption rate reflective of April’s home sales in Coral Springs is 3.27%. This shows that home Buyers were out in full force during April continuing the spring selling season into summer.

Absorption rates will determine whether we’re in a Seller’s, Buyer’s or Balanced/Stable market**.  Typically, less than 6 months of inventory is a Seller’s Market. 5 to 6 months of inventory is a Balanced/Stable market and over 6 months supply of homes reflects a Buyer’s market. The absorption rate I report here is for all of Coral Springs, however, keep in mind that absorption rates can vary by neighborhood and will vary by city also.  When selling a home, it’s important to know your neighborhood absorption rate for a number of reasons.

Homes were selling in the neighborhood of Brookside, Butler Farms, Chevy Chase, Coral Springs Country Club, Cypress Run, Eagle Trace, Forest Hills, Heron Bay, Kensington, Maplewood, Oakwood, Pine Ridge, Ramblewood, Shadow wood, Whispering Woods and Wyndham Lakes. For the past several months Ramblewood has been the hot selling neighborhood and it comes out on top again during April with having sold 10 homes! Buyers love Ramblewood!
