Coral Springs Home Prices
Coral Springs Home Prices saw an increase during the month of April where homes seem to be flying off the shelf or should I say flying off the streets of Coral Springs!* (See Absorption rates below) Review below to see selling price of homes.
Coral Springs Real Estate Report Market Summary
Single Family home sales increased by almost 24% this month having sold 104 homes compared to March’s home sales of 84 homes sold.
The median sale price during April was $278,500 which is up almost 1.5% from March’s reported home sales.
Distressed Property Sales declined this month to just over 26% compared to March’s rate of 38%:
- Short Sales led, yet again, to being just over 18% of market sales and
- REO/Bank Owned came in at just under 9%
- Distressed Sales having reduced this month for Coral Springs homeowners would surely be welcome news if this trend continued, so homeowners wouldn’t have to be searching for a Short Sale Specialist to help them.
*Sliding off the streets and being sold are Coral Springs homes, as the inventory of homes continued to decline this month dropping even further this month. March’s Absorption Rates was 2.38% wheres April’s rate came in at just above 2% to 2.08%. So what does this mean to you if you want to sell a Coral Springs home? This tells you that if you list your home for sale with the current inventory, the inventory will all be sold within just over 2 months, as Buyers gobble up the homes. Buyers want homes to buy in Coral Springs! How much can I sell my home for?; top of the list, must have answered question, that I’m questioned about again and again. To begin with, we’ll consider price points when setting a price to sell your home in Coral Springs. As I discuss each month, these price points can tell you where there are a lot of Buyers looking in a particular range and are willing to pay that price thereby, increasing the chance of your home being sold. During April, you’ll find the most heavily populated price points are those listed below. For example, from the list below, if your home’s value was near the $400,000 price point and you were to price your home at $399,999 and below, you’d be reaching a much larger pool of Buyers, as you can see, compared to if you priced your home at $400,000. Pricing at the right price point can elicit multiple offers driving up the ultimate sale price of your home. This is why I can’t stress it enough on the importance of pricing your home right, at the beginning, as thinking you can always reduce it later if your home doesn’t sell, statistically will result in a lower sales price. Days on the Market before selling this month reflects the speed in which the homes are sold. During April, 49% of all homes, sold for 94% of the Original List Price within 0-30 days and another 21% sold for 95% of list price within 31-60 days.
