The Historic District continues to be an incredible home selling opportunity for home sellers in Mount Dora.
We’re seeing cautious optimism in the Historic District of Mount Dora’s Real Estate market in comparison to last year’s 3rd quarter. The Historic District still demands homes to be listed for sale.
Homes are on the market a bit longer and the median sales price per square feet had decreased, yet we’re still in a Seller’s market where available inventory supply is just less than 1.5 months.
Buyers are prudent being a bit more selective, which results in a longer days on market than last year at this time. You’ll find Buyers reviewing mortgage rates, not rushing into a home purchase.
We’re seeing homes that experience longer days on the market meaning homeowners are trying to match home listing sales prices to those of years past or they’ve priced their home as if they’ve been fully remodeled when it has not. This results in selling for less money had it been priced accurately from the beginning in today’s 2026 Mount Dora Real Estate market. Like I will always stress on the importance of pricing your home right from the beginning to maximize your profit.
You may be hearing that inventory is surging and we’ve entered a Buyer’s Market. While that might be true for the new construction rooftops on the outskirts of town, the Mount Dora Historic District has its own set of rules.
Selling a piece of history continues to require a different scenario. It requires local data, specific boundary knowledge, and the ability to articulate ‘lifestyle value‘ to out-of-town buyers and those who already are local and want to live in the Historic District. While the city’s strict rules end at 11th Ave, the “historic premium” often extends to 12th Ave and beyond because Buyers are paying for the lifestyle and not just the zoning code. However, being inside the official “box” provides a layer of value protection that appraisers specifically look for when it comes to appraisal time.
