Thinking about selling a home now or in future?
Are you a Mount Dora homeowner thinking about selling now or in the near future? If so, you likely have questions that you’ve been playing over and over in your mind and would welcome some answers that would prove to be beneficial for you in trying to figure out exactly what you’ll do:
Is my home still valuable?
Will I have to give money back to the buyer at closing?
How long will it take to sell?
Will I get close to my asking price?
Are people even buying right now?
Let’s take a look at the Mount Dora Real Estate market for July 2026 in comparison to a year ago, July 2025 to get your questions answered. What does it show within the residential single family home market?
Is my home still valuable?
Absolutely. In fact, the price per square foot in Mount Dora rose 6.4% compared to last July.
The median price per square foot came in at $227. While overall median sale prices softened slightly, buyers are still paying more for the actual living space – a meaningful signal for sellers.
Many will notice that the median sales price went down a little in July 2026, but the price per square foot actually went up. Seems crazy, but here’s why that can be the case:
- The median sales price is simply the middle total price of the homes that sold.
- The price per square foot looks at how much buyers paid for the actual living space.
- In July, it looks like more mid-size or slightly smaller homes sold in comparison to last year. When that happens, the overall price tag of the ‘middle’ house can drop, but buyers may still pay more for each square foot of the homes that did sell. And, if you’re selling a home in Mount Dora – that’s a good thing!
- So the market didn’t necessarily get cheaper on a space basis. The mix of homes that closed just shifted a bit.
Will I have to give money back?
Well, market reports are indicating that less money was credited back to the Buyer at closing this year. Each home sales transaction differs, so whether or not you give money back to the buyer of your home will depend upon a number of issues. It may be to your benefit to offer money back. What do I mean? Let’s say for example, your home had some repair issues that needed fixing for the Buyer to be willing to buy your home. If the Buyer was willing to take a credit or money back from you at closing instead of you having to make the repair yourself, may just be welcome news for you. Giving or offering a credit of the money at closing is a welcome alternative to avoid the hassle of getting the repair done yourself before closing.
Only 40% of sellers offered a credit at closing in July 2026, which was down from 50% in July 2025. With my experience selling homes, I do not believe that a seller’s concessions will go by the wayside. It can be a popular negotiation tool.
How long will it take to sell?
Numbers show that the median time to go under contract is 58 days. That’s a bit faster than last July. Homes that are priced correctly and show well are still moving in a reasonable timeframe. How long it takes to sell will usually depend upon your pricing strategy as a homeowner.
Will I get close to my asking price?
Yes you will. Homes sold for 98% of list price on average during July. Buyers are still negotiating (we can always expect that), but well-priced homes are generally closing very close to asking. Above all, asking prices compared to sold prices will always vary by neighborhood. Need to know your neighborhood statistics, just reach out to me and I’d be happy to dig into the statistics for you.
Are people even buying right now?
Yes they are…who wouldn’t want to live in Mount Dora! In fact, 55 single family homes sold in Mount Dora in July. That’s steady activity — not a boom, but not a slowdown either.

Bottom Line for Mount Dora Sellers
The market is more balanced than it was a couple of years ago, but it remains functional and active. Balanced means it is not favoring sellers or buyers. Homes that are priced realistically, prepared well, and marketed effectively are still selling – and in many cases, achieving strong price-per-square-foot results with fewer concessions than last year.
If you’re considering a move and want a clear, no-pressure look at what your specific property could realistically achieve in today’s market, I’m happy to walk through the numbers with you.
