 As a Seller, there are a lot of things to consider in selling your home; who will help you sell your home, what price will your home be listed for sale and how will your home be marketed for sale.

I work very hard for my Sellers and my customers will confirm (Please read some comments from my customers on the “Meet Lynn” page). I make sure that my promises are carried out promoting cooperation, trust and partnership maintaining the highest of integrity.

Selecting a price in which to sell your home in today’s Real Estate Market is critical. Together we’ll review your neighborhood market statistics to come up with a competitive price to get your home sold. This will result in your home gaining the attention of an interested Buyer so your home doesn’t sit on the market for months and months on end. 

It’s understandable that you want to be kept informed along the way from when we list your home for sale right up through the day of closing. You will hear from me regularly when you want to whether, it’s via the phone, email or text; you just let me know what’s best for you.
 
What are some of the things that you can expect from the Listing of your home for sale?

  •  I will work together with you to establish an effective selling price which will be based upon a thorough analysis of  comparable home sales along with current market conditions to include the review of such things as:
    • Neighborhood price points
    • Active, pending and expired homes on the market
    • Location, of course; does your home back up to a major road, is it on the water or on the golf course?
    • Absorption rates which will let you know how long it will take to sell your home based on current inventory and the rate of sales from prior recorded month. As a Seller, you will want to see low Absorption rates offering you more price control. Whereas, a Buyer wants to see higher Absorption rates that will favor their price
  • Professional photos will be taken of your home putting your home in its best light after you’ve been provided with a few good tips for getting your home “sale ready“, if needed.
  • You’ll benefit from your homes massive online Internet exposure through my Internet marketing that reaches Buyers locally, nationwide and internationally. In addition, you’ll benefit from my strong Internet presence that can rank high in the online search engines by reaching the maximum number of Buyers searching for your home. You’ll find that not a lot of Real Estate Agents use a Blog.  A Blog is another fantastic way in which to market to Buyers over the Internet. Did you know that well over 85% of Buyers start their search online first; let it be your home that they find. Go ahead and “Google” my name, Lynn Pineda and you’ll be confident of my marketing skills. You should be able to “Google” a Real Estate Agent’s name and find pages of their marketing activity if they’re going to be able to market your home for sale. If I’m not able to market myself, how could I ever market your home effectively?
  • Your home will also have it owns Property Website and Video highlighting your homes features. It will present photos, description, features, street maps, directions, local schools and more.
